Malibu Airbnb Property Management: What Every Homeowner Needs to Know
Owning a home in Malibu puts you in one of the most coveted short-term rental markets in the world. The combination of 21 miles of Pacific coastline, year-round sunshine, and world-class appeal creates consistent demand from travelers who are willing to pay serious money for the right property. But turning that opportunity into reliable income takes more than posting a few photos on Airbnb.
This guide covers everything Malibu homeowners need to know — from city permits to peak pricing seasons — and explains why professional property management makes all the difference in this competitive market.
HOW MUCH CAN YOU EARN WITH AN AIRBNB IN MALIBU?
Malibu is one of the highest-earning vacation rental markets in California. The exact income depends on your property's location, size, and how well it's managed — but the numbers can be exceptional.
Average annual revenue (professionally managed): $85,000 – $150,000+
Average annual occupancy rate: 65–85%
Peak nightly rate for beachfront properties: $10,000+
Annual visitors to Malibu: 9–10 million
Beachfront properties near Malibu Colony, Carbon Beach, and Point Dume consistently command the highest rates — often $3,000–$10,000+ per night during peak summer weeks. But even canyon homes, hillside retreats, and properties further from the sand earn strong returns given Malibu's exceptional year-round appeal.
Unlike most vacation rental markets that slow down in winter, Malibu stays active. Remote workers, entertainment industry professionals, and corporate travelers keep demand elevated every month of the year — making this one of the least seasonal STR markets in California.
MALIBU SHORT-TERM RENTAL PERMITS: WHAT YOU NEED TO KNOW
Before you list your Malibu property anywhere, you need a valid Short-Term Rental (STR) permit from the City of Malibu. Operating without one is a serious violation. Fines start at $1,000 per day or twice the advertised nightly rate — whichever is higher.
Here's what the permit process requires:
Valid STR permit required before advertising or accepting any bookings (Ordinance No. 468, effective January 2021)
Permit application fee: $439–$495 (apply online at malibucity.org or by mail)
Permits are valid for one year and must be renewed annually
Each property requires its own separate permit — one per lot or condo unit
You must submit proof of ownership (Grant Deed) and a signed attestation page
A valid OWTS (septic system) operating permit must be on file with the city
Your permit number must appear on all advertising and listings
Maximum occupancy: 14 guests, or 2× the number of bedrooms + 2, whichever is less
Transient Occupancy Tax (TOT) rate: 15% — Airbnb collects and remits automatically; VRBO does not
Fire extinguishers, smoke detectors, and carbon monoxide detectors are required on the property
A 24/7 on-call agent must be available to respond to guest complaints or emergencies
All guests must receive a copy of Malibu's Short-Term Rental Code of Conduct
Questions about the permit process? Contact the City of Malibu's STR support line at STRSupport@malibucity.org or call 310-456-2489, ext. 381.
MALIBU'S SEASONAL DEMAND: WHEN DOES THE MARKET PEAK?
One of Malibu's biggest advantages is its year-round demand. While summer is peak season, Malibu never truly goes quiet.
Summer (June – September) This is when Malibu earns its reputation. Beachfront properties fill up weeks or months in advance. Rates climb sharply, and well-managed properties can earn a significant portion of their entire annual income in just these four months. Weekend rates in July and August can be two to three times higher than off-season prices.
Fall and Spring (October – May) Malibu's Mediterranean climate keeps the market active through fall and spring. Remote workers and digital nomads seeking a coastal base for a week or a month drive consistent mid-season bookings. Corporate and entertainment industry travelers book throughout the year, often for longer stays that command solid weekly rates.
Winter (December – February) Even in the depths of winter, Malibu sees meaningful demand — from travelers escaping cold-weather cities, film and TV production guests, and international visitors for whom Southern California's winter weather is genuinely appealing.
WHAT MALIBU GUESTS ARE LOOKING FOR
Malibu attracts a discerning, high-spending guest. Understanding what they value helps you position and furnish your property for maximum bookings and premium pricing.
Ocean views and beach access — the single biggest driver of premium rates in Malibu
Outdoor living spaces — patios, fire pits, outdoor kitchens, and entertaining areas
Private pools or spas — strongly preferred by luxury travelers and families
High-speed internet and a dedicated workspace — essential for the growing number of remote workers booking 1–4 week stays
Premium furnishings and thoughtful design — guests paying $1,000+ per night expect elevated interiors
Smart home features — keyless entry, smart TVs, and seamless self check-in
Proximity to top neighborhoods — address matters; Malibu Colony, Carbon Beach, and Point Dume command the highest rates
THE TOP NEIGHBORHOODS FOR AIRBNB IN MALIBU
Carbon Beach ("Billionaires' Beach") The most prestigious address in Malibu and one of the highest-value short-term rental locations in the country. Private beachfront properties here command nightly rates that rival boutique hotel suites.
Malibu Colony A gated beachfront community beloved by the entertainment industry. Properties here benefit from exclusivity, name recognition, and direct sand access — a consistent top performer year-round.
Point Dume A dramatic blufftop enclave with sweeping ocean views and a beloved local beach. Popular with families and travelers seeking a more private, residential Malibu experience.
Malibu Road and Broad Beach Direct beachfront access, less traffic than central Malibu, and stunning sunset views. These properties attract repeat guests who come back year after year.
Malibu Canyon and the Hills For homeowners away from the beach, canyon and hillside properties offer a different but equally compelling appeal — privacy, nature, and dramatic views at more accessible price points that still generate strong returns.
WHY PROFESSIONAL MANAGEMENT MAKES THE DIFFERENCE
The income potential of a Malibu vacation rental is real — but so is the work. Successful short-term rental management means professional photography, daily pricing optimization, 24/7 guest communication, cleaning coordination, maintenance response, permit compliance, and platform management across Airbnb, VRBO, and direct booking channels.
Many homeowners start self-managing and quickly discover two things: it takes far more time than expected, and they're earning less than they should because they lack the pricing data, platform expertise, and operational systems that experienced managers use every day.
A great property management company doesn't just save you time — it earns you more money. The right team fills more calendar nights at higher nightly rates, protects your Superhost status, handles every guest issue before it becomes a bad review, and keeps your permit in full compliance with Malibu's requirements.
